Villa San Bernardo was constructed as a convent in various phases beginning with the initial construction in 1931 and then with significant remodeling over the years culminating with a large addition constructed in 1979. The building is of masonry and steel frame construction. The building is four stories above grade with a basement open on two sides and a sub-basement. There is a second building on the site that is two stories of the same construction and contains 12,126 gross square feet. Both buildings will be adaptively converted to provide fifty-nine affordable apartments with commensurate common areas. Ten units will be located in the smaller building and forty-nine in the large building.
This project has been awarded federal historic tax credits and is being resubmitted for state historic tax credit consideration. The proposed rental units will also be developed using Low-Income Housing Tax Credit (LIHTC) financing and target senior households 55 years and older with incomes of up to 60% of Area Median Household Income (AMHI). In addition, the project is being designed to meet the strict Green Communities Standards (equivalent to LEED for Homes), and will provide an energy efficient, sustainable and healthy environment for its residents.
