The Village at Town Center, involves the new construction of a 48-unit senior-restricted (age 55+) rental community located at 100 North Avenue in Tallmadge, Ohio. The project is part of the Tallmadge Town Center mixed use development consisting of commercial, retail, medical and office space, residential rental housing, and market rate loft condominium for sale units. The Village at Town Center building consists of a four-story, elevator-served building with first floor commercial, retail and office space. The second and third floors provide affordable senior rental space and the fourth floor has market rate condominium (for-sale) space. The entire project was completed utilizing Revit 2016.
The Tallmadge Town Center, of which the Village at Town Center Building is be a part, is a comprehensive economic development project. The project is transforming a high-profile, 8 acre, vacant property just north of the historic Tallmadge Circle into a town center-style complex, with senior apartments, market-rate condos, and retail and office space. The master development will consist of the Village at Town Center building, two medical / office buildings, retail space, a new community center and pavilion, and incorporate the existing adjacent City of Tallmadge Municipal building, police department and Fifth Third Bank into a single “downtown” experience.
The Village at Town Center was designed to the Principals of Universal Design, and will provide unobtrusive, attractive, and practical living spaces that will allow older adults to live independently longer. In addition, the project is being designed to meet the strict Green Communities Standards (equivalent to LEED for Homes), and will provide an energy efficient, sustainable and healthy environment for its residents. The project will incorporate abundant gathering spaces for the tenants including two laundries, a great room with fireplace and community kitchen, a lounge, a multipurpose room for activities including a library and computer lab, and a fitness room. For safety, the property will have a secured controlled access with key card entry and a web-based security camera system that will allow remote log-on monitoring. The project also utilizes a VRF system as the HVAC system for the senior component and a traditional residential split system for the market rate units.
Units average approximately 951 square feet for the 2-bedroom units. All units have 1 large bathroom, a fully appointed kitchen, and lots of closet/storage space. The proposed rental units will be developed using Low-Income Housing Tax Credit (LIHTC) financing and target senior households 55 years and older with incomes of up to 60% of Area Median Household Income (AMHI).
